In 2023, we led Pest Share’s seed round to transform how residential property managers handle one of their most persistent operational challenges. Last week's announcement of their $28 million Series A marks another chapter in a journey we've been privileged to support from the beginning.

When we met cofounders Landon Cooley and Justin and Tom Clements, we were struck by their command of the industry and thoughtfulness around how best to build a large and enduring company in the space. Landon brought four generations of pest control expertise to the table—his family had been building and operating pest control businesses in the Mountain West for decades. The Clements brothers brought their own operational experience and a shared conviction that the industry needed fundamental change. They weren't tech founders trying to disrupt pest control; they were pest control operators who deeply understood innovation and the opportunity to unlock a better, scalable model.

Traditional pest control tends to fall into one of two service models. Either expensive and only modestly effective preventative spraying or post-incident remediation services that can cost several thousand dollars. Both models tend to leave residents paying too much for too little, exposed to uneven service levels, and frequently cause friction between property managers and tenants. For pest control service providers themselves, field-heavy operations and variable service make them fundamentally low margin businesses.

Pest Share is building the infrastructure to deliver pest control the way residents actually need it—on-demand, within days not weeks, at a predictable monthly price. Property managers offer it as a resident benefit that generates revenue instead of headaches, while Pest Share's network of vetted providers handles the logistics, quality control, and resident communications that traditionally burden property managers.

The model is resonating. Pest Share has grown rapidly since our initial investment and today serves 300,000 residential units across 48 states, partnering with over 700 property management companies from local operators to national brands like Re/Max, Roofstock, and ARK Homes for Rent. Property managers consistently highlight smoother workflows and measurable savings, all while delivering a better experience to residents. It’s a product that resonates with customers immediately — sold by a team that speaks the operator’s language fluently.

We believe Pest Share is building infrastructure that will become standard across professionally managed rental housing. Property managers need solutions that reduce operational complexity while improving resident satisfaction. Residents deserve responsive, affordable pest control that doesn't require navigating lease ambiguities or surprise expenses. Pest Share delivers both through a model that turns a traditional cost center into a revenue-generating amenity. This approach, technology-enabled, subscription-based, integrated directly into property management workflows, has the power to define how this category operates. Pest Share is building something special for the category, and we could not be more excited to be in their corner as they do it.
