The team has also been deliberate about where to start: self-storage, multi-family, flexible workspace, manufactured housing and senior living. These are large, operationally intensive categories that have historically been underserved by modern software and remain fragmented across vertical-specific systems.

That fragmentation looks like a liability to incumbents. For Uniti, it is the wedge. Every integration and workflow the company builds deepens its domain advantage, improves the product across customers and makes the platform more difficult to displace.

The Proof Is in Production

With Uniti, customers typically begin with one acute workflow and expand once the agent earns trust. A leasing agent becomes a support agent. Support expands into payments, collections, maintenance and renewals. The platform moves from point solution to operating infrastructure.

That land-and-expand pattern came through consistently in our customer diligence. Across the references we conducted, operators that began with a narrow use case were already broadening Uniti’s role across the tenant and customer lifecycle.

Public customer results point to the same conclusion. StorQuest, a 270-facility self storage operator, reports that its Uniti agent now resolves 70% of inbound calls automatically. Other customer deployments have produced a 214% return on investment, a 3.4x increase in lead-to-tour conversion and a 37% lift in after-hours conversion.

These are not novelty metrics. They translate directly into captured revenue, lower operating friction and better service for tenants and customers.

The Team for the Market

MetaProp first met Francesco Decamilli in 2018, when he was leading customer acquisition at Knotel. We stayed close as he developed the vision for Uniti and ultimately built the company alongside co-founder and CTO Emre Altinok.

Francesco is not a tourist in real estate. He has operated inside the types of businesses Uniti now serves and understands how difficult it is to win trust across complex enterprise organizations.
